HOMEOWNERS in Melbourne’s top performing suburbs for annual price growth have enjoyed gains equivalent to earning up to $220 an hour at a full time job.

The median sale price of houses in Research and Plenty grew more than 40 per cent in the 12 months to April, according to CoreLogic data analysed by realestate.com.au.

Those gains represent rises of $1253 and $1137 a day over the 12 months — or about $220 and $200 an hour based on a 40 hour working week.

The average Australian full time wage is about $81,500, which equates to about $39 per hour, according to Australian Bureau of Statistics data.

The minimum hourly wage is $18.29.

Owners of the average house in Bunyip, Coolaroo, Melton South, Melton, Wandin North, Broadmeadows, Jacana and Little River also toasted significant rises.

Realestate.com.au chief economist Nerida Conisbee said demand for property in Research and Plenty, the nation’s No. 2 and No. 6 for price growth, was partly driven by “uniqueness.”


“We’ve seen very high demand levels in the outer north east for quite some time,” she said.

“These suburbs have big homes on big blocks and are unique in that they’re a little bit bush, they’re not that close to the city but with the way Melbourne is growing it’s now more central than it used to be.”

Jellis Craig, Eltham, director Tom Kurtschenko said buyers were waking up to the once “sleeping suburb” of Research, 23km from the CBD.

“A lot of families are coming out. There’s a big push from the northern suburbs including Northcote and Ivanhoe, and a bit from Manningham across the river,” he said.

“This area has been a little undervalued for a while.”

Hocking Stuart, Melton, agent Joe Mavrikos said Melton and Melton South “screams value still,” attracting first-home buyers, investors and upsizers from suburbs closer in.

“First-home owners have free stamp duty up to $600,000 and there’s a lot of value for that at the moment as well,” he said.

Investment in the outer north west had boosted its appeal, Mr Mavrikos said, “It’s been the place to be at the moment.”
